Boulder County Market Snapshot

Through June 2019

Take a look at the countywide data for Boulder County. Keep in mind that Boulder is a large county and you will eventually need to drill down to the data for individual towns and even neighborhoods. We recommend that you start at the County level to get a feel for the overall market and so you can peg benchmarks and identify trends. Data is sourced from MLS listings (IRES) and provided by Boco Realty LLC. 

Sales Price

3-year historical data showing the Median Sales Price for Boulder County, broken down into Attached (ATD) and Detached (DTD) Dwellings. “Median” sales price is calculated by organizing every sale from high to low and then taking the sale price in the middle of the data set.  Using this metric, half the sales will be above the median and half will be below the median sale price. The “median” sales price will differ from the “average” sales price and is viewed as a more stable way to view market data.

The average sale price metric works best when you have a large data sample with no unusual data outliers. As an example, a rare but very large sale may skew the average data.
